Commercial real estate offers a number of advantages over other types of real estate. Perhaps most importantly, commercial real estate produces significantly higher rent payments per square foot than residential real estate, resulting in higher income potential. Most commercial real estate agreements also require tenants to cover all operating expenses, resulting in even greater income for investors. In some cases, landlords may even receive a percentage of a commercial establishment’s sales.
Another advantage of commercial real estate involves lower vacancy risk. Commercial real estate almost always involves multiple units, each operating independently from one another. If one or two units out of 20 becomes vacant, investors still receive 90 percent or more of the potential income from the property. In this way, commercial real estate allows for steadier income than single-family residential real estate.
